Definition - What does Texas Real Estate License mean?

The Texas Real Estate Commission manages the licensing of real estate salespeople and brokers in the state of Texas.

Before applying for the salesperson license, individuals must fulfill several requirements. They should take a combined 60 hours in real estate and law related courses. A clean history is important since the state performs background checks on applicants and may reject applications based on past incidents including defaulting on debts. Potential real estate salespeople have to pass the licensure examination and find a licensed broker to sponsor them. The real estate commission charges a $143.00 fee for the license.

Before becoming a broker, a salesperson must accumulate 4 years of full time real estate salesperson experience. The individual must then pass an additional exam at the broker level. The Commission requires a $375.50 fee for this level of the license.

PSI Exams administers the examinations, which each consist of a national section and a state-specific section. The national section on both exams covers 80 multiple-choice questions that must be completed within 105 minutes. The content of the national exam varies slightly between salesperson and broker versions. The state sections of each exam differ. The salesperson state exam consists of 30 questions in 45 minutes, while the state section of the broker exam covers 40 questions in 45 minutes. National and state exams may be taken together or separately.

Passing scores vary for each exam. The salesperson national and state exams require 56 and 21 correct answers, respectively. The broker exams raise the bar slightly at 60 and 30 requisite correct answers.
