Definition - What does South Carolina Real Estate License mean?

The South Carolina Department of Labor, Licensing and Regulation (SCLLR) manages the licensing of real estate salespeople and brokers in the state of Texas through the South Carolina Real Estate Commission.

Before applying for the salesperson license, individuals must fulfill several requirements. All applicants should be 18 years of age or older. They should have the equivalent of a high school education and take a 60-hour real estate course approved by the Real Estate Commission. A clean history is important since the state performs background checks on applicants and may reject applications based on past incidents including defaulting on debts. Potential real estate salespeople have to pass the licensure examination. The commission charges several fees throughout the process for examination, provisional license, upgraded license, and a credit report, which total $203.

A broker license has additional requirements. Brokers must be at least 21 years of age. A salesperson must accumulate 3 years of full time real estate salesperson experience. The individual must then take a two 30-hour brokerage courses and pass an exam at the broker level. The commission adds similar fees to the broker licensing process, which total $278.

PSI Exams administers the examinations, which each consist of a national section and a state specific section. The national section on both exams covers 80 multiple-choice questions that must be completed within 120 minutes. The content of the national exam does vary slightly between salesperson and broker versions. The state sections of each exam differ. The salesperson state exam consists of 30 questions in 60 minutes, while the state section of the broker exam covers 35 questions in 60 minutes. National and state exams may be taken together or separately.

Passing scores vary for each exam. The salesperson national and state exams require 56 and 21 correct answers, respectively. The broker exams raise the bar slightly at 60 and 26 requisite correct answers.
