Definition - What does Massachusetts Real Estate License mean?

The Massachusetts Office of Consumer Affairs and Business Regulation (OCABR) manages the issuing of real estate licenses to salespeople and brokers within Massachusetts. The license is offered at the two levels of salesperson and broker. Individuals who wish to attain a Massachusetts Real Estate License must meet the following requirements:
  • At least 18 years of age
  • Have 40 hours pre-licensure education
  • Complete the Massachusetts Board of Real Estate Education Certification form
  • Receive 3 candidate endorsements
Brokers must meet the following additional requirements:
  • Hold a current Massachusetts Real Estate Salesperson license
  • Have 3 years real estate salesperson experience with a Massachusetts broker ending within the past 2 years
  • Obtain a surety bond of $5000
Pearson Vue administers the exam. A fee of $101 for salesperson or $122 for broker is due at the time of registration for the exam. The license exam is broken into two sections, a general section and a state-specific section. Sections are scored separately and can be retaken separately. The general exam consists of 85 questions. This includes 5 ungraded "pretest" questions. The state exam consists of 45 to 50 questions, including 5-10 pretest questions. Scores are scaled between 1 and 100. Applicants will pass with a 70 or above. Exams must be completed within 4 hours.

  • Duties and powers of the Board of Registration of Real Estate Brokers and Salesperson - 2 questions
  • Licensing requirements - 4 questions
  • Requirements governing licensees - 14 questions
  • Additional Topics - 20 questions
Exam retakes cost $56.

Upon passing the examination, candidates are required to immediately pay $103 to $200 to attain their license.
